A community of neighbors and the homes in which we live

Our residences and shared facilities were designed by award-winning architect Chuck Durrett, with extensive input from our members at every stage.

On our one-acre site, we have 19 individual condominium homes. In addition, there are 6,000 square feet of shared common indoor and outdoor facilities for socializing, entertainment, exercise, group dining and crafts. There’s open space on which we’re planting fruit trees and organic gardens. Parking and storage are underground, with elevator access and a security gate. All buildings are energy efficient with universal design. The entire community is smoke free.

Our 19 condominium homes range in size from about 1,295 to 2,092 square feet. With the exception of one large two-story town house, all units are flats (entirely on one floor). All have full kitchens, living rooms, laundry connections, and private exterior balconies or patios.

Above ground level, homes are connected by sheltered exterior walkways running the length of the building. An elevator provides stair-free access from the underground garage to all three floors of the main building. Bridges on the second and third floors link the main building to the east building. Below ground, there is a secure underground garage with twice as many spaces as there are homes; there are some charging stations for electric vehicles.

Sizes

MVCC’s nineteen condominium homes range in size from about 1,295 to 2,092 square feet. With the exception of the one large two-story town house, all units are entirely on one floor. Each has a full kitchens, living room, laundry connection, and private exterior balcony or patio.

Prices

The homes within our project are individually owned. When one is sold, it’s sold by the household that owns it. The price is whatever amount to which seller and buyer agree. You can get a rough idea of market prices in the neighborhood by consulting one of the various on-line real estate services— although they don’t usually count the value of the many shared facilities of a cohousing project.

HOA Dues

Each owner pays monthly dues to the Homeowners Association (made up of all members). Dues cover heat, water, hot water, gas, sewage, trash collection, roof and exterior building maintenance, and maintenance of grounds, garden and garage.

The formula for assessing dues has two components. The community component is divided equally among all 19 owners. The individual component is divided in proportion to the unit’s square footage. Currently (2018) HOA dues range from $630 to $710 per month.

Taxes

Each household pays their own property tax to the county. At present the annual amount comes to about 1.15% of the assessed value of the property (including the assessor’s imputed value of the household’s share of the common facilities). For newly-purchased property, the county assessor typically uses the purchase price. However, purchasers who move their residence to MVCC from certain counties within California may be able to transfer the tax base from their former home.
